Property Gap Analysis
In business and economics, a ‘gap analysis’ is an assessment tool
enabling an organization to compare its actual performance with its
potential performance.
Land Elements, Inc. has developed a similar technique used
exclusively for land. Our Property Gap Analysis identifies and maps
properties with the greatest expected change between what exists
today and what will likely be developed in the future – allowing
clients to compare actual land use with potential use for any
property in a community.
Based on a combination of regulatory and market conditions, such
as zoning and expected population growth, we’ve performed the
Property Gap Analysis at the parcel level in cities throughout
America. In using our unique property weighting system, a developer,
investor, or owner can better understand how potential land use
changes may affect their property, neighborhood, and community.
